Glasgow’s mercantilism is marching the market forward
Glasgow’s heritage as a centre of commerce and mercantilism is once again driving the Glasgow housing market forward.
One of the most exciting trends currently occurring in the city is the re-invigoration of the City Centre. From the Merchant City past the southern banks of the Clyde, to the bars and restaurants of Finnieston, Glasgow City Centre is seeing a wave of investment and planned development. Recent announcements by Barclays, Drum Property Group, and MODA all confirm significant development in heart of the city. Many of the schemes propose mixed usages for the new wave of spaces to work, live, shop, and unwind that breathe life back into areas of the city that have remained vacant or dominated by offices. This wave of development includes some of the first Build to Rent schemes to come to Scotland, on which the Rettie & Co. Development Services Team have been advising. These landmark schemes look set to deliver a new level of modern lifestyle living for both Glasgow and Scotland. This optimism has been reflected in the investment enquiries being handled by our City Centre branch. It is not just the City Centre that has been benefitting from the rising confidence in Glasgow. The West End has also seen rising demand. A perennially popular location with Glasgow buyers of all life-stages, the West End remains at the top of many buyers wish list due, in equal parts to the green open space, Glasgow University, the Kelvingrove, the high-quality housing stock, and lifestyle focused on bustling Byres Road. This draw has never been stronger. Average prices in the area increased by 28% between 2014 and 2018; an annual growth rate of over 6% a year. Competition in the market over the past year has seen prices exceed home report valuations by almost 7% in 2018. The good news for the 2019 market has been an increased level of stock coming to the market that is providing buyers and home movers with more options. So far in 2019, stock levels have been around 20% higher than the same time last year, which has meant there has been a wider choice and price range of property available. As the leading agent in the area, we have been able to help more buyers and sellers move into the West End or move up within the area than any year in the past decade. One of the most exciting events happening in the West End market in 2019 is the Jordanhill development by CALA Homes. Working in partnership with CALA Homes, the West End branch is particularly excited to be involved in this iconic development. The development will offer a range of new homes from conversion apartments in the impressive B-listed David Stow Building, through to the spacious detached family homes CALA is so well regarded for building. The overspill of demand from the Georgian heart of Edinburgh has seen prices continue to rise in bordering areas. The housing markets across Stockbridge, Comely Bank, Broughton, and Hillside have seen a similar number of sales in the first months of the year. House prices in these areas are around 10% higher than at the start of 2018, which has taken the average house price over £300,000. As the leading agent in the New Town with the highest value of stock available across these areas, we have seen the pressure for availability and affordability radiating from the city centre increase first hand. This pressure has triggered gentrification increases in other areas of the city centre that have traditionally been more affordable. This includes Leith Walk, Tollcross, Haymarket, and Dalry where transactions are up over 18% year-on-year and prices have risen over 6%. On the southside, Marchmont’s supply this year has been lower compared to last year, supporting an upward price movement around 5% year-on-year, and now pushing the average value in the area towards £400,000. So far this year, Rettie & Co. have listed the most property over £250,000 in prime family neighbourhoods of any Edinburgh agent, providing us with a strong insight into the family market. Mirroring the city centre and apartment markets, Edinburgh’s family market hallmark of excess demand in core locations leading to a wave of demand rippling through the city and out beyond its boundaries. At the prime end of the market, the aspirational Grange district has seen a rise in activity of around 20% at the start of the year, although the market remains highly exclusive with average values around the £500k mark. That limited purchasing opportunity has resulted in a significant value jump year-on-year for neighbouring to an average of around £450,000 in 2019 year-to-date. To the west of the city, Murrayfield and Ravelston have also seen a limited number of buying opportunities coming to the market, which has fostered competition. Sales in 2019 have included a handful of high value transactions that hover around £1m. With family housing often scarce and at a premium, family buyers are increasingly opting to move out with the city to find space, lifestyle, and affordability. This has meant, for example, that transactions in East Lothian are up over 30% year-on-year at the start of 2019 and values rising 4%. In desirable markets such as North Berwick, activity is up year-on-year with average house prices comparable to those in Edinburgh. Acknowledging the demand for family homes, housebuilders and councils have been filling the gap in the market, notably Haddington for East Lothian and Dalkeith and Bonnyrigg in Midlothian. Overall, the Edinburgh and Lothians markets have stood up strongly to the headwinds of Brexit and wider macro-economic concerns when other markets have looked less confident. Perceived value within the wider UK context and strong underlying fundaments have underpinned this confidence. Whilst there has been a slowing of market activity and value growth in the latest figures, these come after a sustained period of growth outperforming other UK markets. While there are uncertainties ahead, Edinburgh remains a dynamic and forward focused capital city with a diversified and dynamic economy acting as an engine of regional growth and magnet for lifestyle and investment. We may not know what lies around the corner for many, Edinburgh stands as both an attractive lifestyle choice or safe hedge against the unknown.

Can you tell us a bit about yourself and what you do at Rettie & Co.?
I live in Newton Mearns with my husband Graeme, daughter Eilidh, and Brodie the dog! I am the Branch Manager and look after both the Newton Mearns and Shawlands branches. I started with Rettie & Co in 2015 and we opened the Newton Mearns branch first, followed by the Shawlands office in 2017. It is a fantastic, vibrant area with many different types and styles of properties. Our clients and buyers are across all age groups and all in various stages in their journey, which is so lovely.
What are the best aspects of Southside as a neighbourhood and community?
There is genuinely something for everyone. Whether you are wanting a quiet suburban life with good schools or trendy cafes bars and restaurants, there is something for everyone no matter what stage in life you are at.
What four words would you use to describe Shawlands and what four words would you use to describe Newton Mearns?
What are your top five favourite local places for shopping and dining in both Shawlands and Newton Mearns?
My four word description of Shawlands is vibrant, urban, cosmopolitan, and full of community spirit. Four words to best describe Newton Mearns would have to be schooling, family, community, and suburban.
There is so much to choose from in both locations so it has been hard to pick! In Shawlands my favourite places for shopping are the Silverburn shopping centre, Ruby Woo, which is a great boutique, and jewellery shop Bejouled. For dining, I’d always recommend The Bungo and Potluck. In Newton Mearns (plus Giffnock and Clarkston), I enjoy patronizing About Living for homewares and Abientot for clothes. Cherry Tree is a great coffee house and wine bar and Dimora has great Italian food.
My top recommendations are Roukenglen Park, the superb art collection housed at the Burrell Collection, Pollok Country Park, the National Stadium of Scotland and Hampden Football Museum, the Scotland Street School, and House for an Art Lover, which is an art haven built from a design by Charles Rennie Mackintosh.
What are your top sightseeing recommendations in Southside that you always recommend to friends?
For people looking to purchase in Shawlands there is a wide array of choice so bear in mind that there is something for everyone on every stage in their buying journey. There are modern and traditional town flats plus large detached properties with excellent motorway and transport networks. Newton Mearns proudly boasts state schools that are all among the top ranked schools in Scotland so keep catchment areas and demand in mind.
What would you advise people looking to buy in Newton Mearns or Shawlands to keep in mind?
I am a people person and I love helping people move! It is so rewarding being a part of their journey that no matter what their situation is, there are so many emotions and permutations with every transaction that no two are the same.
